We are very proud to present our portfolio of homes to you as they represent some of the finest rental homes available and we know that once you have made that One Stop you will hopefully make many more.
Luxury Villas USA is an Independent rental company that rents privately owned individual rental properties. We provide a service for Private Villa owners to display their rental accommodation on this website and we make every effort to ensure that all the information is correct.
Some of these properties are within Resort Communities. Luxury Villas USA cannot therefore guarantee access to any resort amenities as these are subject to the rules and regulations of the Resort. We ask that guests discuss your needs with our team.
The guest acknowledges that Luxury Villas USA is not liable if access to any resort amenities such as a swimming pool, golf course, fitness room, tennis courts, restaurants is restricted due to maintenance, resort policies or any other reason
We work hard to ensure that the website is as up to date and as accurate as it can be and we maintain the right to change any aspect of it and its content at any time without notice. Likewise the owners and Management reserve the right to change the interior configurations, the furnishings and fixtures without prior notice as they make improvements to their homes since the photos were taken. The photographs are regularly updated and all property descriptions are made in good faith.
The booking contract is between the hirer and Luxury Villas USA who are the Booking Agents.
The price of the home includes reasonable use of utilities but NOT pool heating, hot tub/spa heating, flights, car hire, holiday insurance etc.
Our vacation homes are provided for general vacation use only.
Parties and special events may only be permitted by Luxury Villas USA and their Management in Orlando by prior arrangement. We reserve our right for the Management to ask guests to leave the premises without a refund in the event of misuse of the property.
Everyone occupying the house, including ages, must be listed on the booking form, this includes small children. This is Florida legislation and must be adhered to. The accommodation cannot be shared; assigned or sub-let and only persons shown on the booking form are permitted to stay in the property. Persons under 25 years of age are not acceptable unless accompanied by parents or responsible adults.
The properties are fully licensed for short-term rental in Florida. The maximum occupancy is quoted for each villa and this is determined by the authorities within strict guidelines for fire safety. The Management reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. All moneys paid will be void.
The minimum stay is dependent upon the homeowners discretion depending upon property and season. If you reserve a home for less than 7 nights then a cleaning fee is charged as per the detailed price.
The rental period begins at 4pm on the day of arrival and terminates at 10am on the day of departure. Unless permission has been granted for an early arrival or late departure). Failure to depart on time may result in additional charges from the local Management.
For the safety and comfort of all our guests all properties have a strict no smoking policy.
Animals and Pets
We regret that pets are not permitted unless the home is advertised as a "pet friendly" home and you have advised us of your intent to bring a pet, prior to your arrival. Your pet would need to be registered. If a pet If a pet has been in a home, there will be an automatic charge at the owner's discretion, to cover the cost of professionally cleaning all carpets and upholstery and to call in a pest control agency if necessary.
Authority to Sign
The person who signs the booking form or is named as the lead guest certifies that he or she is authorized to agree to booking conditions on behalf of the people named on the Booking Form. The signatory must be a member of the party occupying the property and must be 21 and over.
Following the return of the booking form to Luxury Villas USA and the appropriate payment, confirmation of the reservation will be sent.
All accommodation is booked exclusively in the specific home chosen for the number of persons showing on the booking form for the dates reserved and the accommodation booked cannot be sub-let, shared or assigned. No other persons may use the accommodation.
Deposit and Payment of Balance
We are happy to receive payment by all major credit cards, cheque or bank transfer. Please make cheques payable to Luxury Villas USA.
All rates are subject to local sales and resort taxes. This is usually 13%.
A departure cleaning fee is charged on stays of less than 7 nights.
A deposit of 10% of total balance is required to confirm your dates and secure your accommodation. The reservation is not confirmed until your deposit is received. At this stage you will be given the Booking Reference.
The balance of 90% is due 8 weeks prior to arrival (or earlier subject to our request).
If you pay by credit card we will collect all the necessary credit card details in line with applicable legislation. This information will not be further processed or stored and will be destroyed once the payment has processed.
In the event of payment made by cards we reserve the right to charge a non refundable 2% ( Amex 2.7%) charge to cover charges. No additional charge is made for balance payments by bank transfer or cheque.
We will send out final instructions including directions and check-in details approximately 3 weeks prior to arrival date if not before.
Bookings made within 8 weeks of the arrival date must be paid in full including the refundable security deposit.
We reserve the right to cancel the booking if the payments are not received by the due date, cancellation charges will apply as set out below.
Once a home has been confirmed it cannot be substituted for another home without financial penalties as per the cancellation policy.
Cancellations must be in writing by the Party Leader and are subject to the following penalties: 10 weeks or more prior to arrival - loss of deposit only, less than 10 weeks and no refund.
For most reasons beyond your control cancellation will be covered by your Travel Insurance.
We strongly recommend that you take out travel insurance to cover yourself in the event it is necessary for you to cancel your holiday.
Cancellation by Luxury Villas USA in the event of the rental property being no longer available through unforeseen damage or if the reserved property cannot be supplied, due to reasons beyond the control of Luxury Villas USA we will offer an alternative home of the same standard (or higher) OR full refund of all money.
That will constitute the limit of the company’s liability.
Refundable Security Deposit
Upon signing the rental agreement the signatory agrees to pay for any damage of any kind to the property from the security deposit. A refundable security deposit of £250/$400 must be paid along with your final balance by you regardless of the length of your stay. This is to guard against any possible damage / loss / excessive cleaning to the property that is incurred during your rental period. This deposit less any charges will be refunded by bank transfer or cheque as soon as the Management Company has completed the inventory and occupancy report. It is usually refunded within 28 days later your departure from the Villa. Renters are liable for all damage and loss to the Villa during their stay.
Please note that: no refunds will be given for late arrivals, early departures or unused days of your accommodation package. Under no circumstances can the security deposit be refunded on day of departure.
Property Protection Fee
All bookings are subject to a Property Protection Fee at the following premiums
*All Condos (3 bedrooms and under) = $45
*3-4 bedroom homes = $50
*5 bedroom homes = $65
*6 bedroom homes = $85
*7-8 bedroom homes = $100
*9-12 bedroom homes = $150
The Property Protection Fee is a damage waiver that will cover accidental or inadvertent damages. The value of damage waived for accidental or inadvertent damages is based on the property size and location. Please be advised that intentional damage or gross negligence will result in additional costs. The damage must be reported by the guest prior to check out to the Management Company. The guest agrees that the lead name submitted on the booking form is responsible for any damage to the property.
Pool heating should be requested at the time of booking (recommended November-March). There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, predominantly the weather conditions at the time. Electric pool heaters do not work when the outside temperatures drop below 55 degrees Fahrenheit and may shut off and consequently the Management cannot be held responsible for this which is in fact an act of nature. The pool heating in most of the homes is set to come on from early morning and is turned off at night. The times the pool heating is set is at the discretion of the Management. Please discuss with the Management if you are not happy with it. Many of the controls are very complicated and we ask that guests do not try to change the timings themselves. The owner or owner's agent will not be held responsible for any electrical or mechanical failure of pool heating equipment. In this event a refund of the pool heat charge will be administered pro rata. The pool covers if available must be used to retain the heat when the pool is not in use and this is the responsibility of the guest at the time. Please see the rental rates for pool heat charges.
The pool is cleaned and chemically balanced every week for your safety and comfort, however on rare occasions it may be necessary to apply extra chemicals to maintain the correct chemical levels. Should this occur during your stay if may be necessary for you to be out of the pool for a period of 12 – 24 hours but this is very rare.
It is important that your children are supervised at all times in and around the pool area. All doors that lead out to the pools are alarmed as is required by Florida legislation and tampering or disconnecting theses devices is a criminal offence.
The guests are responsible for the property, and are expected to take all reasonable care of it including the locking of all doors and windows and ensuring the security alarm is activated whenever the house is unoccupied. At the end of the rental period, all equipment including everything in the house all walls, carpets and furnishings must be left clean and tidy. All homes are provided with a basic starter supply of toiletries and kitchen supplies, guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay. It is not the responsibility of the Management Company to replenish these during your stay.
Every property is provided with a house information manual which will contain both general and specific information relevant to both the property and surrounding area. Attention should be given to the trash and parking requirements of the resort’s Homeowners Association you are staying in as failure to observe the rules can result in a substantial fine imposed by the resorts.
Barbeques must also be cleaned prior to your departure or charges may be made by the Management Company.
All trash must be put out for collection early on the collection days as designated in your Villa manual. Excess trash left on your departure date will be charged to clear.
All Clients should possess valid passports and any visas required. All British Citizens require a full 10 year passport valid for a period of at least 6 months beyond holiday vacation return date.
Pest Control Program
As Florida is a tropical climate insects including ants and the like are occasionally inevitable and are not a case for complaint. The Villas are all treated regularly by a Pest Control Program and cleaned professionally between each rental. It is important that food is not left out outside and that common sense prevails.
Any issues need to be reported to the Management
Please be aware that parking of RVs, campers and trailers in the driveway of the home or anywhere in the development is not permitted by the local Homeowners Association.
Code of Conduct
All clients undertake to behave with propriety and in such a manner as in no way to cause or be likely to cause damage, distress danger or annoyance to other clients, property and/or any third party. The contract of any client in breach of this clause will be terminated and neither we nor the providers of the services in question will have any further contractual obligations to you.
The Owners or their Management Company shall be allowed access at any reasonable time during your stay.
If you experience any problems whilst you are in staying in the villa please contact the Management Company who will do their best to assist and rectify the problem as soon as is practically possible.
On very infrequent occasions you may feel inclined to register a complaint. We try our up most to ensure your stay is problem free and we take very seriously levels of service and accommodation which are deemed to be substandard. Please contact the Management at your earliest convenience so that the situation can be resolved as quick as possible. If this complaint relates to services provided, then it is incumbent upon you to seek a resolution while you are still in occupation of the accommodation we have arranged. If the problem relates to the accommodation or other on-site services, it must be reported to the local management company responsible at your location in accordance with the instructions with which you will have been provided. If you fail to register the complaint immediately, your omission will be regarded as a breach of the contract between you and Luxury Villas USA who will not then assume responsibility. If however, you follow the required procedure with the local management company, but fail to achieve satisfaction then you must register your complaint with Luxury Villas USA in writing and within 7 days of your return home. Please also take photographs and ensure that everything is documented.
We aim to resolve complaints within a 2 month period from receipt. The details of the complaint will be kept confidential to only the parties involved.
We work hard to ensure that the rates are competitive. In order to be eligible for our price match promise, the competing quote must be made online and be accessible. Linking us to the other website or a screen shot of the site. The rate must be for the same home and date period offering the same services provided by Luxury Villas USA. Special Offers, late space or cancelled discounts or those quoted as part of a package will not be matched. Claims must be made within 24 hours of booking.
Price match decisions are final and are made at our sole discretion.
Luxury Villas USA shall not be liable for any loss or damage arising in connection with the guest’s stay in the property caused by matters beyond reasonable control, including acts of God,
Luxury Villas USA and Management Company of the property cannot accept liability for any injury sustained by any guest or visitor to the house, grounds or swimming pool or for any loss or damage to possessions brought onto the rental property.
Luxury Villas USA accept no responsibility whatsoever for your personal safety and the death, personal injury, accidents, loss, or damage to persons or personal belongings however caused. All valuables should be left in a secure place and out of sight. The use of all accommodations and all amenities, including the swimming pool is entirely at the users own risk. Children must at all times be supervised by responsible adults when using the swimming pool and at no time at all are the pool and deck doors' alarms to be tampered with. GLASS is not permitted within the pool area. Barbeques are NOT allowed inside the covered areas. They must only be used on the lawn area outside the pool screen. The Owners and Management Company cannot accept any liability for any loss of rental time due to travel problems, flight delays, cancellations, terrorist acts, industrial disputes or any events, which are outside our control, including any form of Force Majeure.
As with any other holiday, there may be circumstances completely beyond our control and contemplation. Examples of these circumstances include (but no limited to) destruction of or severe damage to the property. Such circumstances are referred to as "Force Majeure". In the event of Force Majeure Luxury Villas USA will do their best to make alternative arrangements for you where possible. Sometimes other matters such as surrounding construction work, excessive disturbance of neighbouring properties, failure of utility supplies such as water, electricity, gas or air conditioning may occur. Luxury Villas USA or the Management shall not be liable for any loss or damage although we will make every effort to respond to and minimize any disruption caused during the rental period. Unfortunately we cannot stop things breaking but hopefully we can get them repaired or working as quickly as possible. Any failure will be dealt with urgently by a local engineer.
This contact is subject to and shall be construed in accordance with English Law all parties hereby submit to the exclusive jurisdiction of courts of England and Wales. The reservation becomes an agreement once you have accepted and agreed to these terms, conditions and restrictions as printed above.
